Abstracting

Abstract – a summary prepared by a licensed abstractor of documented evidence that a person or entity has ownership of real property.

A Title Search is performed primarily to answer these three main questions regarding a piece of property:
1. Does the Seller have a saleable interest in the property?
2. Does the land encompass any restrictions or allowances for use?
3. Are there any existing liens on the property that would need to be paid off at closing?

Title Work ordered through an abstractor can be requested for a: 10 year/2 link Search, a 30 year Search, a Current Ownership Search, a PMM Search, Deed Research, Tax Research, Judgment/Lien Search, or an Updated Search from a previous order.

The abstractor performs a search of recorded documents in the public records of the parish/county where the land is located. The abstract is reviewed by an attorney or other experienced title examiner to determine the status of title.

Title Work provides the name of the vested owner of the property, situs address, valid dates, legal description of property, all open recorded liens or known liens (including voluntary and involuntary) for the current vested owner, property tax status, property assessed value, and completed chain of assignment information.
